October 2010 Home Sales in Dublin

October was a steady month for Dublin with 28 closed home sales, which stayed the same as last month. There was an increase, however, in the average selling price in October, with homes selling at an average of $629,500, or $285 per square foot, compared to only $573,875, or $272 per square foot in September.

Homes stayed in the market for 27 days in October, comapred to only 21 days in September, and sold for only 98% of the original selling price compared to almost 100% the previous month. Of all the closed home sales, 25% were either short sales or REO.

The neighborhood of Dublin Ranch showed the strongest activity, with 25% of the home sales or 7 out of 28 homes coming from Dublin Ranch. Other neighborhoods that dominated the market were Bordeaux Estates and Summer Glen.
