Example, you are on one side of a real estate transaction, offer made on a property and seller has not responded. It has been twenty minutes. You as the agent, broker, guy or gal with the "R" on make a big deal, loud fuss about what is taking so long.

Adding you think that joker representing the other party is probably holding the offer from being presented blah blah blah venom spewed and sputtered.

Or you could take the high road. Remind the buyer the offer just made twenty minutes ago to the sellers takes a little time to deliver, digest, sink in.

Or like buyers that are not always planted next to a phone, don't always carry a cell, could be on vacation. Getting a root canal or under the knife with beeping monitors during a heart triple by pass life experience. Instead of taking the position something's rotten, someone's sneaky, crooked, maybe the time provided special of the day, active rain questionto respond to the low ball offer is not long enough. Or the owner has to consult with the other half of the ownership, etc. Period.

Jot down your situation, how you as the agent, real estate broker can help keep things civil. Not get in to unprofessional drama, he said, she said conversations that may or may not be going on. Show the other guy or gal wearing the "R" that may not be on your Christmas card list in a favorable light.

Andy, I've heard it said time and again, people like THEIR agent, it's the profession that has a bad rep.  We bust our butts for our clients to make the transaction as smooth and seamless as possible.  Part of that process is "shielding".  If it's relevant, we'll let them know...but if the other agent says/does something on the stupid side of the spectrum, we'll handle it, and the clients don't need to know and get riled up.  They don't have to know the other agent isn't the model of professionalism.  Hopefully by the time we're done, their opinion of the business will be a bit better.

L&B...You are so right. We shoot ourselves in both feet if we don't get along and remember you and I don't own the property the buyer wants the keys to. Less personalities clashing, more property listed, showed, trips to the long simulated wood real estate closing table is way way more fun, productive.

Patience is such a virtue!  I've had sellers take several days to respond and as long as I'm confident that they're not ignoring us, I encourage my buyers to be patient as well.  The pushier we are, the worse deal we get!  Selling a home is a big decision and I don't invest or spend large quantities of money at the spur of the moment either.

Debe...think like a buyer or seller and all of us have been in those shoes before ourself personally. Like Mr Rogers change in to your buyer or seller shoes through out the day.

When I am meeting new people in a social environment, I let them ask me what I do, and give them as much detail about the market and real estate as they ask for, but avoid being pushy Altogether, as this is part of the perception issue we face.
