Prospective buyers use internet to find properties online and they will use number of websites for their searches. The first contact is critical and the first agent that they get in touch with could very be their only agent and instant messaging could be a tool that could provide that.
I hear that returning an e-mail within 15 minutes is good and I disagree! Online shoppers are moving so quickly that the window of opportunity to connect with them is extremely short. Most anonymous web shoppers are at their work desk when they are online (65% of daily traffic takes place between 9am and 6pm). There is a lot going on and they will only stay on your site for a couple of minutes on average.
Once they see a home that peeks their interest they may pause for a moment and think that they should call and find out more about it or e-mail you. Most won't register because they are not yet ready to give their phone number or e-mail. The reality is that they are at work and they probably won't reach out to you. They will go home and do a new search to find that home and maybe make contact with someone then. The odds that they will come back to your site are slim.
So how do you capitalize on that opportunity?
With a live chat solution you can be available at that very moment. The system you should use needs to proactively invite the web shoppers in your site to a live conversation. When a prospect engages a chat it has to be with very little resistance, do not ask for an e-mail or phone number to chat! And you need to pick up within 15 seconds.
