According to a recent research report, approximately 75% of home buyers surf the Web to begin their home search. That means that more buyers are knowledgeable about available properties on the market and the prices they are selling for. For this reason, now more than ever, pricing is key to selling your home.

I agree Kim.  For some reason, people think that pricing a home higher will benefit them but in the long run it really hurts them.

Kimberly, great information. I know you are quite the statistician. One of the things I like to point out in the difference in the average active price and average sold price. The sold is always lower. Also, if you compare days on market, the average sold property was listed less time than the ones that are still active. I think the link is obvious in price and days on market.

Thank you Stephen!  I like your suggestion about comparing difference in active price and sold price.  Coupled with the days on the market that is a powerful motivator for some homeowners to get the house priced to sale.
