Queen Creek Arizona Market Data for August 2007

I don't have to tell most people that the Queen Creek housing market is changing. What sells houses right now is price and condition. The Queen Creek market must pay attention to both! This is a fast growing town, and if you are looking to move a resale home you must do your homework. You not only have over 2000 single family homes to compete with, you are also competing against those big national builders. You know, the once that gave you that great deal.

The first thing you should do is interview and hire a professional Realtor. Ask lots of questions and make sure he/she knows YOUR market.  Look at your competition. Really, go look at them as if you are a buyer. ask yourself if YOU would buy your home again today based on what else is for sale. This will help you price your home to sell. Consider using your equity position to offer partial seller financing. We all know qualifing for a new loan right now is harder than it was just a couple of months ago. Those wonderful 100% loan are harder to come by. Look at all of your options and market your home where buyers are looking.

Here are numbers. August 2007 activity report pulled from the ARMLS (az regional multi listing service)

there are currently 2105 active single family listings (up from 2052 in July 2007)

113 properties under contract right now ( up from 104 in july 2007)

I want to share a new loan program that could possibly help many of your agents, clients and prospective buyers. This loan is funded by the United State Department of Agriculture and implemented by the Rural Housing Department.  Surprisingly most homes in Queen Creek are eligible for this loan program.  The loan has many benefits, but the most striking benefit is 100% financing, even in the declining markets.  I have more information to share with you and your agents. I can start by emailing you some of the details.  Please let me know if you are interested.
