Landlord by Choice or Necessity?

Many folks choose to become landlords.  There is no doubt that if developed properly, a sound real estate investment portfolio can lead to impressive financial results down the line.  Some ~90% of this country's millionaires have generated their wealth through real estate.

But to be truly successful down this path, one has to know many things and have a defined plan and pathway.  I'm willing to bet that being forced to rent out a home because it won't sell typically doesn't fall into such a plan.  Read the following article from the Arizona Republic.

Prospective Landlords need to be aware of numerous issues before they take the plunge - voluntarily or involuntarily and many of these suggestions are addressed in the first article as well as in another article from the Republic with advice and tips for landlords.

I have had a pretty good experience with the LPA - Landlord Protection Agency.  They provide good info and some useful editable forms.

Best advice: Find a GOOD property manager. How do you know they are good? Ask for references for starters.
