Price your house right - from the beginning!

I have a house listed that went under contract within a few days of being listed.  It got close to closing and then the Buyer's didn't qualify for the loan!  We put the house back "active" in the computer and get another contract on the house.  We went through 2 extensions and guess what??  The buyers changed their minds!  Now we have reduced the price of the house and can't get an offer. 

If you need a demonstration to use when getting your Sellersto list their houses correctly from the beginning, this is a great true story of the importance of pricing right from the beginning.  Is there anything wrong with the house?  Definitely not.  It has now been on the market for close to 4 months and is no longer a new listing.  That is all, nothing more.

point well made and taken. Thanks for posting this blog and sharing it with us. I have seen others cave in to the wishes of their clients only to prove them wrong.

oh man I see this too often. Pricing correctly is soooooo important! I know agents that give them what they want to hear and then try to work it down later so they can get the listing. That just seems pointless. Pricing it right is the right idea.

Rick, I have just listed a house where another agent told them it was worth more than I did.  The problem is that I listed it AFTER it has been on the market for 6 months.  Now I'm going to have a hard time getting it to sell.

I couldn't agree with you more on this point.

Pricing the house correctly from the beginning is so very important.  You don't get a second change on being a new hot listing.

I also want to point out that the home should be in PRIME condition and also priced right when introduced to the market.  Stage the house inside and out....Don't forget about the curb appeal.  If they won't even stop their cars they'll never see the inside of the homes!
