I interact with prospective sellers all the time that are having problems making their mortgage payments.
A lot of times, these sellers have gotten to the point where they ignore the phone calls, the certified letters, the notices and so forth, just because they are afraid to talk to their lenders.
Sellers, there are so many programs available to assist you with your mortgage payments, such as loan modifications, loan restructuring and more. All you need to do is pick up the phone and call them! I know it may be scary and nerve wracking, but you never know what's in store for you until you make that call.
The last thing that your lender wants to do is add another REO asset to their books. Sure the customer service reps can be clueless about many of the programs that are available to homeowners, but if you take the time and conjure up the nerve, you could be in for a pleasant surprise.
