Buyers are saying the bedrooms are too small..will staging help?

This builder says buyers are saying the bedrooms are too small. Will adding furniture help? YES! Just by adding a few pieces of furniture and accents the rooms looked huge. "Too small" is no longer an objection to the sell. Do you stage kids rooms with a theme?
Here are a couple before and afters- These rooms were done with accents and bedding found mostly are target.

Generally, when staging a vacant, I concentrate on the Impact Rooms EXCEPT when the bedrooms are small and there is any question as to what size furniture will fit in the space.  Adding furniture, pictures, mirrors, etc. actually make the room look larger, and my clients are always so surprised at the change.

You did a great job in those rooms!  I love some of Target's furniture too.

Hey Val, I think we all love Target, lol.

 

Margaret, the rooms look wonderful. And your right by adding just a few main pieces people can judge how their furniture will fit in the room and not be distracted by the room's size.

OMG I actually had a staging today that needed the bedrooms staged because buyers would say they are too small. YOU KNOW WHAT they are small, smaller than your pics. I staged the tiniest bedroom with a Twin bed, small round table and accent chest..that was it.

MBR had bed, headbd, small accent chest, accent chair and end table. I will send pics on Monday. The boxspring would not fit up the stairs so they are delivering a split boxspring on Monday.

Your pics look great and the rooms look big enough to me

Those bedrooms are sooo cute, Margaret!  It is really important to stage rooms that buyers perceive as "too small".  These rooms always look smalled when empty.  It's money well spent for the client to pay for these rooms to be staged because if the buyer doesn't think they can fit a bed, dresser, etc. in the bedroom, they won't buy the house.

Wendy - thank you - We don't stage too many secondary bedrooms, this one the builder used as a model until sold.  Because of my cheap camera you can't see the whole camping room...had a desk, chair, wall map, more camoflauge..was cuter in person. 

Mary lou- I was never a big shopper at Target for inventory but I'm finding more and more pieces from them that work.  Thanks for your comments

thanks Phyllis- Found everything at Target except the girl bedspread. The builder wanted to buy it.. I was almost sad not to get it back.

Aloha Margaret,

Small bedrooms should always be staged, because a small room will always raise the suspicion that it's too small to function as a bedroom. Diminutive furniture comes in handy in this case. A lingerie dresser works wonders as a substitute for the real thing. Thanks for Post, I love your work.
