I wish I could understand why buyers will not make a commitment. My approach is never a hard push as buying a home is a huge and important decision to make.  However, these are buyers with excellent credit and money down.  Good jobs.  Stable.  Most say they are waiting for the market to go down.  How will they know it is at its lowest? Because when they do know, it is because the market is going up.  Oops, missed that boat, should have bought, let's scramble now.  We know there are no crystal balls.  We have history and can do regressive analysis to try and predict the future, and economists kinda know, in a for sure kinda way, sometime appreciation WILL take place .

BUT, why wait if you know you want to buy? For the most part buyers have a huge selection to pick from.  No runts of a litter to look at and choose from.  Good solid, updated, remodeled beautiful homes. Great neighborhoods. Great schools. Great opportunities to buy more of a house for less dollars at a still great interest rate.  Not to mention tax advantages..check with your CPA!  Soooo please tell me what is keeping a buyer from putting pen to paper?

Today at my open house a couple came in who appeared to be very interested in my listing.  Stayed quite a long time.  When they asked about the seller's motivation, I replied they are motivated to get an offer!! Where in the past a seller may have an emotional response to less than perfect offer, now all they want is to receive something!!  They just want to see a real live contract with numbers!!

Soooo Buyers put pen to paper and press hard!! Move in, enjoy, and when the appreciation begins, pat yourself on the back for making a good decision in 2007.

Endea,

This conversation takes places at least 5 times a day in our office.  Some of the beautiful homes people seem to love, do not take action on, are now being pulled from the market.  The Sellers are going to sit for a while.  It is very interesting times.  Melanie

It's a big decision with a lot of fear. We need to make sure they have all of the information, understand their budget, their loan and the long term market place ... then it should be easily. But yes, some will still WAIT - ugh!
