1. We only want to give you a 30/90 day listing.

 

We are going through a series of seller's objections to see how many different ways we can handle them.

How awesome would it be that if a seller gave you an objection and had three to four ways of handling it.

I will post one a day and then we all can share each other's dialogue.

Great idea Rob!

I used to get uptight at the 90 day listing - since Coldwell Banker pushes for 6 month listings.  So  here's what we do now.

When they ask If we would take a 90 day listing we say "absolutely", we are so confident that you will be impressed with our services, that we are willing to do sign any length listing contract you want.

As for 30 day listings - we've never been in that situation - 30 days? are you kidding me?

Usually the 30 days is the request of an expired that had a bad experience with a secret agent. We all know the type. The seller says I had to call them to come get their sign and lock box.
