Does anyone recommend a prefab postcard system for expireds that is somewhat customizable ? I got one from Sparta but would live to get more ides. Thank you

I do not know the frequency with which you would send the postcards. I would think that knocking on their door the day it expires is the best way as many realtors will be trying for the listing. What does sparta recommend?

I absolutely love expireds. They're my all time favorite source of listings. I just pound the phones daily. I rarely use postcards to prospect for expireds. I find that I get a much better return on my time invested if I just pick up the phone and dial. I can get to bottom of what caused them to expire (was it overpriced? was it marketed effectively? was accessibility the problem? was it listed with a part time agent?). Nothing is better than knocking on the door on Saturday morning! nobody wants to do it! Get face to face!! Knock on 10 you will get a listing!

Dont waste trees or stamps or money on postcards. Use the phone or doornock if you have the free time. Follow up with a letter and biz cards to those who you make contact with.. and then CALL CALL CALL. Get the appointment. A postcard ends up in the trash

Thanks for the comments, I appreciate it. The problem is I know I would mail the postcards but I would not pick up the phone everyday necessarily. I know I should be more disciplined. I get my expired leads from MLExpireds, does anyone have a better service that has better phone numbers for people ? Also so many are DNC so I thought I could reach more people with mail. Thanks

Postcards are a waste of paper and stamps and MONEY. Call the expireds, stay in touch with them. If you touch base... THEN mail. Keep in mind that conversion rate is low on exps and you need to do a LOT of them to get return. If you can do it regularly and keep your head up.. you're golden!

Michael is right, expireds are so hot right now that by the time the listing receives the postcard they have already signed with the first or second REALTOR that called.  When I teach agents about the RedX expired listing lead service, I make it a point to emphasize that you need to be quick to be competitive.

Well Madeleine,

Looks like hands down, the phone is the best way to get expireds.  In a market where there are longer days on the market, which means it will take longer for you to get paid, get those expenses down and forget the mailings and pick up that phone.  Eat that frog girl!!!

I agree with the phone calls.  Alot of nice people out there.  You can start a nice conversation with the homeowner.  They will like you.  Start talking about how YOU can market their property and ask them what they think went wrong when it was previously listed.  Forget the stamps make the call.

Madeleine - I vote for using print or door knocking.  You have to be very careful calling that they are not on the do not call list.

Outside Blog Attended Rain Camp

I would really much prefer to call but... even using RedX there is no listed phone or it is on the DNC. In my area, we only get a few expireds or withdrawns a day. Many days none have phone numbers.  And at least 25% of my mailings are returned with NFA. I am starting to drop by, but usually no one is home during the weekday and it is dark at 5:30. I have found personal notes with biz card are somewhat effective particularly when I comment about something I notice on their prior listing. My goal in the new year is to have prepared packets ready, print a personalized letter and deliver early or late in afternoons Mon-Sat. Some times I get info from a neighbor I may know. If I do not remember who I may know, I simply look at tax records for the street(s) and search for someone who may talk with me. I am also changing my SOI calling scripts to include "Have you noticed anyone in your neighborhood who is selling on their own or whose sign has just come down?  I am updating my statistics for your area and I want to be as complete as possible. I always appreciate your help!"

I'm starting a new expired campaign myself, I'm not a caller!  I never pick up the home phone unless I know who's calling, I just screen the calls with my answering machine.

I like the idea of people choosing me to meet or call.  I plan to invite some of the expired's to my open houses, personally!  Good luck, let me know how this works out.

I am a prospecting specialist at the RedX and I talk to a lot of agents everyday, and all the agents that are thriving (even in today's market) are the ones that make calls to expired listings. It is hard and sometimes uncomfortable to do, but you can't ignore the results you get when you are disciplined, even if its only for 1 hour a day. People are just as likely to throw away a postcard as they are to screen their phone calls, but making calls is cheaper and the response is quicker. The hardest part is making sure you have the right information (or any information at all) to start calling. The RedX can help you there.
