Plop Plop... Fizz Fizz- One more Deal for your 2010 Biz

Many of us will come out of our food induced coma today and be ready to hit the ground running; not to the mall but trying to get one or two or maybe three more deals to close out 2010.  We don’t want to “Fizzle" out.Plop Plop Fizz Fizz

Where is the best place to get those deals?  Well, let’s “Plop” down and map out a course.

1) Get a price reduction on those listings you have.

2) Reconnect with those buyers that are in your tickler file.  Figure out a reason to re-connect whether with a new listing that is perfect for them, an update on rates, or asking them a question about their search?  Figure out your "value add" and call.

3) Call your SOI and utilize FORD (Family, Occupation, Recreation or Dreams).  They are bound to ask you about your business and tell them you need one more deal to make your 2010 a raving success and then say, “you don’t happen to know anyone I could help to get that last deal do you?” or something along those lines.    But something a little softer than “Who do you know that needs a Realtor today!”

4) Write a localism post on your blog that talks about the year you have had, highlighting some success stories (maybe a relocation, or a short sale, or a house exchange you were involved in) and then ask for business.

5) All those holiday parties you’ll be going to…look for conversations about life changes that signal a change in living accommodations.  Be ALERT.  But don't be obnoxious.

Five tips for finding at least one more deal to close on 2010 Biz…it can be done.  There is still an entire month to find a client and get them under contract.  Most Realtors will be shutting down…not me and I hope not you!

Hi Rita...I think too you have to write about your success...something as simple as your DOM or your sale price to list price for 2010 is easy to talk about.

Chris...FORD gives you some "breaking the ice" conversation.

Corinne...I love your area...in a previous life I was an accountant and audited Barrington Hospital up that way.  It was very cold today here in Indy!

Elizabeth...sometimes I just write about what I am doing and it turns into good advice!  lol

Cindy ~ Good pointers for squeezing one more contract out of what's left in 2010. Today's efforts went toward your #2 pointer...re-connecting with those buyers who are still on the fence. I'm looking to get at least one more deal going by year's end, so your advice here is quite timely!

I certainly won't be shutting down so fast.  I have appointments tomorrow and on Sunday, trying to meet those year-end goals.  I just did a price reduction last week and I'm planning to max out on advertising for that one.

This is a great to do list to jump start 2011. I like the FORD idea and localism post concept the best. I want to clean up my database duplicates so this would be a good time to also touch base with everyone.

I love the 4th quarter. It's usually our second best of the year. While there are fewer people looking, there are far fewer agents working and it's a great way to get 1st quarter off to a good start...

Anna...that is the way to look at it...even if you don't get the deal done in 2010; what better way to start 2011 with a deal in escrow.

I agree, if I could get one or two in December, WOW, that would be great. 

Some people say houses don't sell in December, but some hunters say you can't take big buck deer in December either. Well my best buck was on Dec 8 a couple of years ago and I know this, it would not have happened if I was home sitting on the couch.

Real estate takes hard work, you have to be out there trying....unless it's your hobby and you don't really need the money!

Hi Homer...it's definitely not a hobby for me...lol   I do have some nice listings...know anyone that would want to move here and buy them!  The one at $500,000 is from an Active Rain reader so once it sells I'll write about that.  Stay tuned.
