Many of us will come out of our food induced coma today and be ready to hit the ground running; not to the mall but trying to get one or two or maybe three more deals to close out 2010. We don’t want to “Fizzle" out.
Where is the best place to get those deals? Well, let’s “Plop” down and map out a course.
1) Get a price reduction on those listings you have.
2) Reconnect with those buyers that are in your tickler file. Figure out a reason to re-connect whether with a new listing that is perfect for them, an update on rates, or asking them a question about their search? Figure out your "value add" and call.
3) Call your SOI and utilize FORD (Family, Occupation, Recreation or Dreams). They are bound to ask you about your business and tell them you need one more deal to make your 2010 a raving success and then say, “you don’t happen to know anyone I could help to get that last deal do you?” or something along those lines. But something a little softer than “Who do you know that needs a Realtor today!”
4) Write a localism post on your blog that talks about the year you have had, highlighting some success stories (maybe a relocation, or a short sale, or a house exchange you were involved in) and then ask for business.
5) All those holiday parties you’ll be going to…look for conversations about life changes that signal a change in living accommodations. Be ALERT. But don't be obnoxious.
Five tips for finding at least one more deal to close on 2010 Biz…it can be done. There is still an entire month to find a client and get them under contract. Most Realtors will be shutting down…not me and I hope not you!
