Montclair is one of the most popular residential subdivisions in Prince William County and Northern Virginia.
Montclair is, as the community's website says, "When you recall your hometown, you are bound to think of tree-lined streets, blooming flowers, ample yards, parks for playing and friendly neighbors. For the nostalgic feeling that brings you home, there is no place like the Prince William County neighborhood of Montclair."
Obviously, the price increase over 2009 is good news for the property owners in Montclair. It is very much in line with recent market reports in other subdivisions that tend to indicate the downward spiral is either ending or ended. A check of the statistics at our Multiple Listing Service confirm that all areas of Prince William County are producing the same results. There are variances, of course, but that is a function of the type of homes and the number and percentage each type in a particular subdivision. The very fact that Montclair is a subdivision of detached homes and town homes has a different impact on prices when it is compared to a subdivision with detached homes, townhomes and condominiums.
With home mortgage rates at historically low levels this would be an excellent time for home buyers to return to the market while prices are still much lower than in previous years. A Montclair home in Dumfries would be a wise investment at this time.
