Do we sometimes humor the seller by having an open house?  With all the technology with virtual tours and now posting videos, How can we make open houses more productive for the seller and selling agent? Any thoughts from my fellow realtors ?

Mark,   I do quite a few " Opens " here in Fort Myers Beach, Fl.  In this market we need to do everything we can to increase the chances of connecting with a prospective buyer.

In my area open houses are very poorly attended, and offers are rarely made on the house being shown, but open houses remain popular among sellers.

Mark, I have to agree with Bill.  If an open house nets nothing in the way of lookers after having been advertised and diligently attended, that indicates a problem somewhere- we're detectives in addition to Realtors now!

I will be holding the world's first VIRTUAL interactive open house next weekend....  Walk through the house, take a drive through the neighborhood, speak live with an agent -    maybe this is the future...

Laurie & Bill, I agree that we must be detectives and do everything to increase the odds of a sale.  Do you do anything special to attract people to you open house?

Mark, holding an "open house" these days benefits you with Buyer prospects more than it does the Seller.  You may want to team up with a lown officer and promote "free loan counselling" to attract and qualify more of them.

I personally don't like to hold open houses, hardly anyone attends unless they want decorating ideas. I tell my sellers I will schedule if they really want one, but be prepared for lookie-loo's
