I went to some open houses today, and took my daughter (12 y/o) to get her perspective.  She's been listening to me me talking about what I've been learning about home staging, so I wanted to find out if SHE learned anything.

Her first impression of house #1 

  •  the spider and cobwebs along the railing at the front door
  •  bright turquoise color in the living room
  • damaged hardwood floors , along with
  • the smell of animals hit like a ton of bricks.  
  • VERY worn, dated carpets, with animal hair all. 
  • windows were filty - hard to tell there was even a yard out there.

The animal smell was extrememly strong in the basement, which was where the "shower" was located.  I should say, what they said was the shower.   It was an old plastic stall, with a lot of built-up lime. It was  built up on a pedestal, with a couple of used shavers hanging on a wall hook.  Very appealing.  The yard was ok - it even had some grass growing out amongst the weeds.

The Realtor was sitting on the counter and didn't get up because she said her feet hurt...enough said there. 

House #2

  • knick-knacks cluttered all around. 
  • tons of pictures, men's caps, beer signs
  • the blue carpet in the tiny bedroom was the brightest I've ever seen
  • The smell of urine was pretty strong.  YUK! 

An elderly couple live there, making it evident why the bathroom was huge, and handicap-accessible.  That was the ONLY room big enough to put a wheelchair in.  Its hard to describe how many knick-knacks were all over that house.  This Realtor was a young man who admitted that there were waaaay too many things in that house, but it was their memories and he didn't want to make them feel bad by suggesting they pack things up.  Other couples were there also and left without even seeing the other rooms.  When we got back to the car, my daighter told me she had counted 55 baseball caps throughout the house. Wow!  This house absolutely screamed "I need home staging!"

House #3

  • very nice and clean upstairs.  The kitchen had some flowers on the counter and a cookbook holder that was very nicely placed. 
  • terrible musty odor and the dirtiest carpet I've ever seen in the basement

We were impressed until we went into the "finished" basement.  Why home stage just one level?

What are people thinking??? And the Realtors - can't they see (or smell) any of this???

There is some educating that needs to be happening here...

well Dawn what canI say except that I am sure you won't be selling those houses.  I would find some way to give the agents some feedback w/o being cruel or insulting.

If the negatives were so obvious that a 12 year old saw them, how can anyone explain selling agents who think they will achieve sales of homes in such deplorable conditions? "Unbelievable" is right.

I had a tough conversation with a seller over his home conditions.  It came about because he called me with an attitude about what was I doing to market his house.  Now mind you I had told him that he needed to put dishes away, clean the carpet, take down the drapes and have them cleaned, and clean all the dust off the curtain rods, among other things.  He resisted everything. At one point he actually said to me "he ain't no woman."  So when he called I let him leave a message which I immediately listened to and promptly called back.

I asked him what it was that I could do.  I said in a tough market he had had 3 showings in about 6 weeks. I said that I had told him what he needed to do on his end.  I said my job was to market his house to get interested people to his door but that once they were inside the conditions were his job.  I said I'll be happy to share the comments from the agents...one of which described the house as filthy.  When I met with him 2 days later I said if you don't have the home in showing condition it is not my fault as the Realtor.  He said what do I need to do?  I repeated all the things he had been told needed to be addressed.  The next day, he decided to withdraw his listing.

To which I have said good riddance.

We do see but unfortunately some seller's don't, or won't.  Sometimes it takes the brutal feedback of lost buyer's or other agents to make the point.

Thanks for showing me a point of view from the other side.  I guess it never occurred to me that someone would NOT want to do something as simple as cleaning or whatever they could to get to dollar and have it sell quickly.  Obviously the motivation to sell wasn't very high.

Maybe he "ain't no woman" but he "ain't got a sold house" either - LOL!

I feel the same way, what are Realtors thinking? Educating the public is a much needed service even in my area.  I wrote a proposal to our local Jr. College about teaching a class on staging.....and it was approved. Even with all the presentations I have done for various realtors it seems that they just don't get it so I'm moving on to the public. 

I like that your 12yr.old went with you to open houses, mine travels with me too

Very interesting, you would think something that's obviously to a 12-year-old (a very smart one) is not evident to the home sellers and their realtors who think staging doesn't work. CRAZY!

Unfortuately this has been going on since the 1st Neanderthal traded his cave for saber toothed tiger skins. Most agents just don't have the guts to tactfully tell their clients "If you chose to put your home on the market in this condition you will leave at least 20k on the table, that is if you even sell it at all."

It must be frustrating at times to be a stager and to so constantly realize how bad your services are needed- yet have the obstacle of prospective clients not realizing the difference some prep can make.

  it is much easier to work with "vacant" space.   the occupied ones present quite a challenge  ... we have to make them look "un-lived in!"

Dawn - I have been in similar homes as you have described and, yes, even worse.  It boggles the mind to understand how homeowners do not "see" what is right in front of them.  What is even more boggling is that those homeowners are the ones that will point out all the flaws in the homes they are looking at with a view to purchasing and then wonder why their own homes don't sell!

Dawn, apparently your daughter has been paying attention!  You'll be lucky if she even knows you're alive in another year or two :-)  I can't imagine people putting their homes on the market in those conditions.  And they will sit and sit and wonder why no one wants to buy their pet smell, collections, dirty carpet.   I guess the realtor whose feet hurt really wanted to make a sale that day didn't she?

It ALWAYS amazes me that the homeownere does not see these things. HOw can you expect a sale if things are not clean and de-cluttered??  Good for you and for teaching your daughter the differences!  Regards-Kathleen G
