It's really pretty funny if you were to ask me. I received a phone call from a client who read my post on Active Rain. He wasn't referred by a realtor or any third party. No, he just read my blog about FHA loans. He's a doctor. What makes this so unique is that he:
SOLD HIS HOME IN A SHORT SALE ABOUT THREE MONTHS AGO and
WE'RE CLOSING ON HIS NEW HOME ON TUESDAY!
I have some issues with putting someone in a new home right after a short sale, but to be honest, his circumstances are such that it does make sense. Because of privacy issues, I'm not going to tell more about him or his situation.
What makes this interesting is that I received a call from his realtor. She was a bit snippy when she called me. After a bit of conversation, she tells me that my new client's loan had been denied by two other lenders. I told her that he could buy after a short sale provided:
- There was no deficiency being reported; and
- That there were no mortgage lates on the mortgage for the short sale; and
- That the borrower needed to go FHA, because conventional financing wouldn't work.

The realtor then said to me....
- We're you aware of this? And I said yes;
- How about this? And I said yes;
- And this? And I said yes; and
- THIS?????? AND I SAID NO.........My client didn't tell me that.
Sooooooooo, I called the head of underwriting about this new issue. Apparently the realtor was a skeptic of mine because two other lenders said that it couldn't be done and denied the loan. One was a national lender and one was a regional lender. The head of underwriting said that they checked with HUD and that there were no issues and that it probably was a lender overlay (or a lender adding regulations above those required by HUD). I checked again, and held my breath. We were OK.
The result? We are closing this Tuesday. The doctor and his wife kept thanking me throughout the process stating that they were afraid that we were going to give up on them just like the others had.
The last two great things happened to me on this deal over the weekend:
- First, the borrower asked me to come to the closing to represent them as they trusted me and also wanted me to be their attorney. I told them that I couldn't as it'd be a conflict of interest, but that I'd definitely come to the closing to help them with whatever I could, if nothing else, I'd be a comforting force that'd be present at the table;
- Secondly, the realtor called me on Friday and couldn't thank me enough. We have a clear to close. She said that in all her years, she's never worked with a staff as professional as ours and that she'd start referring all her business to me.
All I could say was......Awwwwwwwwwwwwwww SHUCKS!
You CAN'T FAKE CARING!
