What are the costs of owning a home in Carova, NC

This is a questions that comes up a bit when I meet buyers who are unfamiliar with this part of the Outer Banks. The costs are going to vary greatly from house to house. They partially determined by the house itself (age & quality of construction), where it is (lot location), and from how it is being used (rental or second home).

Your expense categories will typically include:

 

Mortgage payment - down payment, interest rate, and term of loan will affect this cost

 

Taxes - 36 cents per $100 of assessed value.

 

Home Owners Insurance - Same here as the rest of the Outer Banks, shop around for the best rates

 

Wind & Hail Ins. - This is you Hurricane protection. Again same as the rest of the OBX. When you shop around, make sure to check out Nationwide.

 

Flood Ins. - This is higher in the 4x4 beaches because it is in a CoBRA zone and can range from Zero to $25,000 a year.

 

Utilities - these are going to be electricity, phone (if you want it), internet (if you want it), Propane (if you have a gas fireplace), and Satellite TV (if you want it). No water bills, and no sewer bills!

 

Maintenance - if the house is going to be in a rental program, then the some of the maintenance costs will be built into the management fee. How much will vary from company to company. If it's not rented through a company, then it's up to you if you want to hire someone to watch over it and take care of it. You main maintenance costs if you are going to rent it out are house cleaning, pool cleaning, hot tub cleaning, and trash pick-up. These costs will be weekly not monthly.
