A Realtor client of Design To Market took the time to call me this afternoon and share a comment made to him by the buyer of a home he had listed.  The buyer pulled him aside at the closing to share that he felt the home had been staged very well. 

You might wonder why I have taken the time to make this into a blog post but I felt this was a telling insight into the buyer experience.   Obviously this buyer did not feel tricked and he definitely liked the home enough to purchase it.   Often sellers worry that their home will looked staged and that it will be a turn off to prospective buyers. As you can see by this quote, this is probably not the case.

Tastefully adding attractive furnishings to a vacant home or filling in open spaces in an owner-occupied home can be the final step that is the essential ingredient to selling a home.

Jo, I showed a home this weekend that was stages so well my buyers didn't even notice until they realized there was no food in the fridge or cabinets.  There were very subtle "gives".  Either way, once my buyers found out the home was staged, they commented on how much better it was viewing this home that had been staged vs. the home a few doors down that was empty.

Yes, I agree as well and currently have a home on the market that has been staged..it makes a huge difference and actually gives the Buyer ideas on decorating once they take possession.

We also get feedback the the level of showing activity increases once the staged photos are added to MLS...it is definitely a draw to get people in.

Jo- What a good point you made!!! Some people may be concerned about their home appearing "staged" but as done by a professional, staging enhances the appearance of a house.. never seeks to conceal or deceive!

Staging a home really makes a connection with the buyers!  It creates a lifestyle that they are looking for.  Many times we have been asked by the buyers Agent if the buyer can purchase the staging furniture, rugs and accessories!  A staged home says; "Welcome Home".

Jo - I agree with Bruce above.  A "staged" home actually gives a potential buyers ideas for optimum furniture placement and decorating.  The above is a great example of how staging adds warmth, whereas vacant feels cool.  Thanks for posting this.

I often wish I could be a "fly on the wall" to hear the reaction to our projects.  I think it is reassuring to understand that the buyer of this home saw staging as a positive and effective selling tool.

There was a key word in your blog and that was the word "tastefully." It's so true and your work is proof of that. I've had several buyers want to purchase the items I've placed in the home which is always a nice compliment.

I agree with all the comments - spot on. I've read that buyers tend to set up the home they purchased by placing furniture  in the same places the previous owner had it. Empty houses often intimidate buyers. Staging gives buyers ideas on how to set up their new home with optimum furniture placement and flow and creates that needed emotional connection. You are so right Jo.

Thanks for the comments.  I think that it is great that the concept of staging is now an established marketing tool accepted and often expected by both buyers and sellers!
