Zillow and why it's not your best friend
As each of us, Zillow is such a reliable source for buyer and seller information... (if you couldn't tell I am being quite sarcastic) I really appreciated this blog that stated that zillow doesn't take material factors into consideration when doing their "Zestimates" and the best way to get an ACCURATE estaimate of a home is to contact your local professionals!

How should you include a Zillow Zestimate in the conversation when speaking with a buyer or seller?
Sorry to bait you like that, but there is no good reason for a real estate professional to discuss a Zestimate with a client. The information is automatically generated from non-verified information and not tailored to the specific home in question taking all important valuation items into account (they may have the technical specs correct, but what about school district lines, which schools the residents would attend, view layout, proximity to commercial buildings, proximity to freeways, proximity to landfills, etc.
I regularly see Zestimates that are $50K or more under or over actual values here in Southern California.
If you're looking to get an estimated value within $50-70K of actual value on your home, Zestimates are fine. If you want a more accurate number taking into account the specific features of your house and the surrounding community, speak with a real estate professional who has actually seen the neighborhood they're evaluating.
P.S. Of course this is my opinion and I'm sure there are real estate agents out there that disagree with me. Draw your own conclusions.
