When will my Mello Roos fees ever end? A lot of buyers are asking this, and here is how to find out:
Go to this website:
Go to services, then click on "view fixed charge special assessments" (last one in center), then enter the APN
Try this APN: 5941224000
The only fees which are valid Mello Roos fees are ones ending in CFD
You'll note that #4 and #14 have these.
Call the phone numbers in center column to find out more info.
With this APN, both MR fees will end 25 years from the development date, in this case it was 8/1/90, so they have until 8/1/15 to pay, even though "year built" is listed as 1991, they go by the development date.
Also, a little known fact is that the owner can prepay the MR to avoid the annual "up to" 2% increase, which has been happening steadily. This option was offered on this property, but I don't have a firm answer yet as to whether the homeowner could have done that from the very beginning.

I was also interested in #11, which is the delinquent trash fee. As Allied Waste is required to pick up trash whether homeowners pay or not, so when they don't pay, they levy a lien after 60 days of nonpayment. There is also a release fee, which can be anywhere from $75-$1000, depending on what other liens etc are attached... one more reason to use an awesome escrow company!
