NO"THAT agent cannot show our house." 

"I'm sorry, I must have mis-heard you.  Did you just tell me that you want to exclude another agent from showing, and possibly selling, your home?  May I ask why?"

"Well, I just don't like her.  And -- well, I've heard some things."

(Pardon me as I run screaming from the room while stabbing myself with my pen and pulling my hair out!  Where's that Prudential Rock?  I need something to beat my head against.  Did they really just say that? OMGosh!)

Unless they ran over your dog or kicked your kid -- NOT GONNA HAPPEN!

We all have people we don't care for, or like to deal with -- so, I get that.  But, and it's a big BUT . . .

Just why are you listing your home?  To sell it at a price and terms you can live with, right?   Yep, we're getting there -- so far, so good.

Why on earth would you want to limit the chances of that happening by excluding another agent?  In addition, once you get into excluding one agent, what about the rest of their office?  Now there's a road I'm not going down. 

This is a challenging market and we can't afford to miss out on any Qualified Buyer who might be interested in your home, regardless of whom their agent is. 

Rather than open that can of worms, why not let me be the buffer.  After all, tHandshakehat's part of my job:  To interact with other Brokerages and Agents, and I'm pretty level-headed and have worked diligently to maintain a professional working relationship with my peers.  I can, and will, protect you and your interests. 

We have to put aside any personal feelings.  I understand that this is your home, and there is no way to completely eliminate emotions.  But let's not forget this is a business transaction and we must keep our eye on the prize! 

Let's concentrate on getting your home sold.  Any other focus just isn't helpful or necessary.  Okay?  Okay!

. .the best way to get them back is to allow him to show the house . . allow him to put an offer and make them pay trough the nose. .now that is a better plan!

Your write with entertainment!  lol  I had a client like this too...she ran paranoid as a rule and in the end...we mutually went our separate ways.  Selling a house is actually more teamwork than sellers know...and if they aren't going to play; I'm moving on.

We actually had that happen once also so we know what you're talking about. It turns out the agent they didn't want showing it was an agent that tried to get the listing and they just didn't like her!

Hi Tish: I am side stepping a listing as the owner wants to give me 5 photos of her ex and his friends who are not allowed in the house....she wants me to open up each time (which is fine.. but the house is only worth $3-400,000)... and there are no c/o's so it would have to be an all cash deal with no clear Title........ BUt to exclude an agent... that is silly!  Best, Gay

I love the passion of your blog.  Great way to relate your story.  I guess a lot of us have had the experience if you've been in the business long enough.  Mine came during my first few years from friends who listed their home with me.  Luckily we overcame the objection and move on.

Christina ~  Unfortunately this kind of thing does occur and it is our job to be the buffer and to do our best to turn things around for our Clients.

Richie ~  Really appreciate your input.  Sometimes we're just oil and water and try as we might, nothing will change that.

Roger ~  That's very risky in our current environment.

Pam ~  You certainly make a valid point.  Sounds as though the Broker didn't have a solid grasp on the Agent.

Juanita ~  Those ex-spouse issues can really get in the way!

Mickey & Lisa ~  Sounds as though you handled the situation properly.  It's always so easy to blame someone else for our own shortcomings and to blame the agent because you overpaid, really sounds somewhat unfair.

Bryan ~  We've all seen this happen way too often. Some Agents see this as a way to make themselves look good, while the professionals will do their best to alleviate such comments.  What goes around, comes around.

Scott ~  I've bitten my lip more than once when dealing with others.

Fernando ~  Problem here is, you can't punish the Buyers for the sins of their Agent -- wouldn't be prudent!

Consumer ~  It is always our responsibility to abide by the instructions of our Seller, provided they do not involve violating any Fair Housing Laws.  Many of the Agents here have come in contact with an Agent or Agency who prefers to "fly by the seat of their pants" and there are practioners in every business who are less than stellar.  Our job is to protect our Client and do the very best for them within allowable guidelines. I would certainly never condone acting in a manner to be secretive or misleading. That's why it's so important to deal with a solid, professional Brokerage.  I am sorry you had such a poor experience and trust the last Brokerage lived up to your standards.  For the Stinkers, you have my personal apology.  There are many, many who hold their licenses to a very high standard.  Thanks for your input.

Tre ~  Being reasonable is fast becoming one of my favorite traits!

Cindy ~  Teamwork is key to a successful transaction.

Larry & Sheila ~  That was pretty much the gist of my post.  Unless there's a valid reason, I try to work the Sellers through to a solution.

Gay ~  That scenario sounds like a real can of worms to me; I'd be side-stepping it as well.  Just doesn't fit my business model . . .

William ~  Now that's really a frightening scenario which could portend bad things to come for the Sellers and their "In the Dark" Agent.  We happen to have a "Foreclosure/Short Sale Expert" Agent in our area who tells everyone NOT to tell him about any defects found during a Home Inspection, nor does he want to receive a copy of same -- says he "doesn't want to know"!   Something keeps jumping to the forefront of my mind about the charge we constantly face regarding:  "Knows or Should Have Known"!!!!  Really takes the cake, yet his production is way above mine this year!!!!!  Thinking it's not a property you would want to be associated with anyway.  Sorry you're having to deal with such absurdity. . .

I know a fellow who wouldn't let a particular agent/office bring a buyer to one of his properties because he didn't like the guy's father's politics.  The buyer had to be referred to a different office completely.  What do you say to a guy who stands up for what he believes?  While PC says we should "council" the guy into accepting the guy's right to whatever he believes in, it's also his right not to...
