After going through the process to become a HUD agent, I was pretty excited about selling these foreclosured homes.  So every Friday, I use to check and see the new homes that were listed by HUD.  So before I would show any clients the properties, I would go and inspect them myself.  After inspecting the HUD homes, it became pretty clear why these properties sat ont the market for a long time.  I've walked in and had floors missing.  I think its a hard sell when you walk into the bedroom and you can see all the way down to the ground.  Other HUD properties I've walked into are no where close to move in condition.  Out of all the HUD homes I looked at, only about one was in good condition.  I thought these would be bargins, but they turned out to be just as expensive as any nice house in the neighborhood.  Is there some type of conspiracy with HUD and the appraisers?  I personally wouldn't pay no where close to what the asking price is nor would I advise my clients to do so.

We  do a radio show here and talk about HUDs and foreclosures. I guess the bottom line is the steak does not live up to it's sizzle. We often tell folks to go into these things with open eyes and not just assume they are getting a great bargain.
