For rent by owner signs are no surprise to me.   The economy is spuring more owners to rent their homes on their own.

I have noticed a growing demand of clients wanting allot more for way less.  Example "I would like you to advertise my home in tons of publications, show it to as many interested parties as possible, rent it in two weeks or less for above market rent and by the way can you give me a significant discount?" 

On the other hand you have potential clients calling to ask how much they can rent their property for.  Key word is "they" and "they" have no intention of using professional service but would rather get free information from you.  "I mean all property managers do is collect the rent right?"   I laugh every time I hear that statement.

Now I know that more often owners renting property alone experience higher losses of rent, are at greater risk of property damage and experience lower overall return on their investments.  But it is hard to educate individuals when the blinders are on and the immediate focus is SAVE NOW.  

I believe that more than half of the individuals I speak with that are heading down this path will have a change of heart in the 1st year.  So I always offer some words of wisdom and my cell number for future reference.

Shawn, I would think the property management business could be very challenging & I'm sure you earn every penny of the little compensation you receive.  Kudos to you!

Lots of people want something for nothing.  They are fooling themselves.  If they do want to attempt to be their own property manager they need to get educated and spend the necessary time each week to properly run their business.
