Holiday Listings – You Can Sell It

Listing a home during the holidays can be a difficult task, however there are positives to listing homes during the holidays. Think about this for a minute, the general consensus across the country is that holiday listings are hard to sell. Therefore many clients choose not to list during the holidays for a myriad of different reasons, some don't think the house can be sold during the holiday season, some don't want interruptions while family is visiting during the holiday season, and some simply believe that selling a home in the winter just can't be done.

Let's think about this a little differently, if the majority of people are choosing not to list their homes during the holiday season, then if you do list your home, you have less competition. In this particular market, that might be something to think about, if you are in a situation in which you have to sell, this could be a great advantage.
    Think about some of these tips to help get your home sold during the holiday season:

    Pricing when selling a home during the holidays, is even more important than ever. Pricing during the year in a market such as this is extremely important, however pricing during the holidays should be a 10 to 20% reduction from what comparable market analysis shows.

   Curb appeal at this time of year is also important. Curb appeal at this time of the year also includes safety. Be sure that all walkways and stairs are clear of snow and ice. Use evergreen perennials in place of summer foliage, to keep the view green and full.

    Decorating during this time of year is also important, be sure to keep decorations from being over-the-top, understating is the key. Be careful when decorating as to not use religious decorations. Keep decorations simple yet tasteful.

    Marketing at this time of year is different as well, pictures should include indoor, outdoor, as well as summer photos showing what the landscaping will look like in the spring and summer months.

    Last but not least, be sure and use a Realtor that is experienced in selling in the off season. Selling during this time frame requires a Realtor that understands the local market and can pinpoint market your home.
