To My Competition!

Hello Acitve Rain community....I am so happy and I just had to share.  There is another agent in my homewtown (try 5000 people.)  I have lost lots of listings over the years.  He is a fast talker....

He actually told someone that I could not sell houses because I was too busy taking care of my my children.  For the last three years I have sucked it up.  I know that what goes around comes around. 

This past week he left one of the major firms in town to open up his own shop.  Why pay them all of his money? 

I got a phone call bright and early this morning.  I have a listing appointment at 2:00.  It was one of his former listings. 

Who is laughing now?

It is a lot of fun when you have something like this happen.  Don't let it turn you into him though!  Be ever gracious and blessed for the business you get.  Maybe he has gotten too big of a head in his business.  Take his business but be greatful about it!

I can top your story.....one competing agent told a perspective seller of one of my associates, that she had died...so they ended up listing with him.When my agent bumped into this seller...the seller looked like she had seen a ghost!In this kind of market....the desperate will say/do anything!

I don't get it why people don't understand that integrity is more important.  The money will come later but it's better to have character up front.  Many people can read through the BS to get the truth.

David.....and when they realize that they have been married to them for 6 months.....and it felt like eternity....they tell everyone they know!

Do you think he is successful because he is a 'fast talker', ...'because he talks down other Realtors to his clients".... or because he is talented?

Just curious as to your analysis of what appears to be a successful Realtor. Your answer should provide you with a profile of your competition of which you should analyze to take advantage in your own marketing plans.

I love the competition. I just try to conduct my business my trying my best to take the high road. Most people who have worked for me or with me know this about me and will use it to their advantage. But in the long run I always remember what goes around comes around the universe has a funny way of correcting the wrongs.

Good luck and I hope you sell this listing. The second time around is always better than the first.

Rob,  He is actually very talented.  He is very good at the listing presentation.  However,  he does not follow through with what he promises.  That will get you a bad name....

But how do you tell someone you know that is his weakness?

If he truly doesn't follow through, I'm a bit confused as to how he maintains a referral base. I think you have to dig deeper. (It's a small town, ask around... in subtle ways..)

Don't tell him his weakness........ YOU BECOME the best follow through Realtor (and follow -up to assure your clients know you are working the 'promises') in the area.

His referral base is his father in law...the mayor of "smallville."  Actually, his referrals are truely running dry.  I have always maintained a firmer grip on the market.  I generally have more listings than him and I sell more in the town. 

I think I should have phrased my question differently.  When I have gone head to head with him, I refuse to stoop to his level.  My question should have been...how do you tell a seller that you know that he is not going to follow through. 

I have yet to come up with a good way of doing that.  Usually I just ask them to call the last three listing I had.  Then do the same thing for him.
