Lenn, I love the double staircase but I have never heard of a three car side loan garage before.

Hi Lenn,

They have oak stairs but all painted trim. You don't get much for a million bucks. I like the shutter height on the garage I wish they would have used arched shutters to match the windows. It is an impressive display though. I love the stone and columns.

When will the builder let you list it?

Jay.  Thanks.  I have always "depended on the kindness of strangers".

Randy.  Not interested.  I want to sell them, not list them.  As long as I am the buyer's agent, I have something the builders want.  If I become the builder's agent, they expect you to jump through hoops, listen to their complaints, tell them their price is right and generally lose your independence, your dignity and lots of your time.  Been there, done that, didn't like it. 

I'm happy just selling them.

Lenn - What a beautiful looking home! Reading the comments above and thinking about this post I am assuming that you ask permission of the builders to blog about their homes? I am sure the answere is yes but am curious about how you are able to say "take 10% off and it is yours" Is this something that you have worked out with the builder, speculation, or just your opinion of value?

Bill.  This is inventory.  The house prices out at $999,990 but it can be purchased for $899,990.  The incentives for this home are about 10%.

I have a very good relationship with the builder's reps for several of this builders sites.  They know that I feature their homes in blogs and it's been instrumental in selling three homes for them this year.  I let the reps review the blogs.  But, I never mention the builder's name. 

Joan.  I agree.  This is a very spectacular home and the interior finishes are beautiful.
