SoldOkay, they're getting better! I got the approval in 20 days with this one AND the negotiator did not reject the termite work, bee-removal, water heater plumbing fix OR the take-away! This was Wachovia - Wells Fargo. My, how things have changed!

I remember the first short sale listing I had with Wachovia as the lender..... 3 1/2 years ago. What a nightmare. The negotiator took 6 months to even talk to me. Had a BAD attitude, too. What nerve my 80-year-old sellers had to have refinanced their home just three years prior, got totally taken by a bogus contractor, and were now short-selling!

Even after we explained their hardship - wife having 5th surgery, husband on oxygen - I got absolutely nowhere and the house was foreclosed on. AND they ended up selling it for $40,000 under the offer I had submitted.

THIS TIME WAS A DREAM compared to that one! I had an intelligent negotiator... Returned my emails... Actually looked at the HUD. Realized the all-cash buyer wanted the termite work done and those dog-gone beehives removed, along with the seller's various, assorted "left-behind" stuff.

Thank you, Jenna at Wells Fargo! The seller is relieved.. The buyer is happy to be moving into a home with no termites and no bees... The neighbors are ticked about the price (which was totally reasonable, by the way) but they are happy the home did not go into disrepair. I paid the gardener. I checked on the safety and security every few days. I convinced the seller to pay the utilities until the close.

OK! I'm ready for the next one. It's actually a darling house - owners need my help to get out from under. It just needs a little tlc and a new owner!

Hi Kathy...here in the Phoenix market Wachovia has an onsite person to assist the sellers with short sales and will do an approval generally on the spot or within a few days...They are considered one of the easiest to work with...Wells is another story...!!!  Good Luck with your next one!

Congratulations Kathy.  We also have a local short sale manager for Wachovia in our area and I love working with him.  I can usually have an approval within 7-10 days on my Wachovia short sales.

Kathy - I haven't worked on a Wachovia short sale in awhile but the last time was horrible so I'm glad yours went well.  I have to say that I have never had a pleasant short sale experience.  Granted, some have been absolutely nightmares and others have just been awful and stressful but none have been a "dream".

Carol - it's funny coz when they were Wachovia I got nowhere., Now they're Wells and all of a sudden they are nicer and were most accomodating, Hmmmm. Evolution, I think!

Jim - I'm so hoping my next one will be 7-10 days, too! Yeah!

Russel - I am honored you are stopping by... (bow to the point master. Shock and awe.. Just kidding, but thanks sooo much!) Yes this one was a breeze and I'm putting to intention for the next one to be, also. The banks have got to get on the bandwagon and be smart about completing short sales. Short Sales Rule Now!

Donne - you would have been a happy lender for this buyer. But... he was all-cash. Maybe that's why Wachovia-Wells was quite so agreeable this time! The negotiator was a doll, though, I'm so hoping I'll get her again some day! On the other note - you soooo need one of those robes, I kid you not!!

Kathy - We'll a few months ago they promised to streamline the system. I am glad that you got to be a part of the good ones. And way to go the extra mile for your clients.

I have a couple clients about to go into short sales and NONE are Wachovia. B of A and Wells. What do we say about these two? THE WORST.
