People often ask me if it’s an okay time to sell their home. No matter what the market conditions, my first reaction has always been “it depends on what you are looking to achieve”.
Seller’s commonly say “I want top dollar for my home”. There’s no doubt, that is always our goal, but “top dollar” in today’s market may not truly be what they are looking for – since it may be 25% below their outstanding loan balance, yet it is still “top dollar” in the current market based on the activity and comparable sales in the area within the last few months.
Home sales can be compared to selling shares of stock in the stock market….they just happen to be able to occupy the stock while they own it, gain pleasure from the experience, and do some upkeep in the process. Like the stock market prices rise and fall. People say “I’m losing money”, but that’s not the case if you’re still holding – it only is truly quantified when you sell, otherwise you are experiencing the rise & fall like everyone else.
In the Atlanta market I’m part of the minority within my industry that will say honestly that unless you have to sell, right now is probably not the ideal time for most homeowners to consider selling (refer the analogy above if wondering why). For those who are experiencing a large life change then we may need to have a more in depth conversation. People who are going through an employment change – downsizing/salary reduction/transfer, divorce, major medical condition, death in the family – even if your home value is inverted to the loan value – now more than ever may be the best time to sell as banks are more willing to negotiate short sales than ever before & those serious changes represent the vast majority of reasons why homeowners receive approval of short sales and avoid foreclosure, collections, and severe damage to their credit scores. I’m here to assist people make these difficult transitions while minimizing the stress, dealing with the banks, & allowing people to focus on their jobs and families.
