knockingHow many of us have seen an agent in this predicament...

  Running around the office, asking where this is, and where that is...  How to find that "pricing triangle thingie", or the "time on the market graph", or maybe the "in the market-out of the market pricing walk through"...  Asking you how to head bind, or spiral bind or just plain bind all the junk that they had compiled...  Or worse, asking you how to use the MLS !!!  How to come up with comps, how to do a CMA, how to actually log in!  And then they come up to you and ask how you would respond to a commission objection...

Ohhhh man, and don't get me started on how to use their lockbox key to open lockboxes or how to update it...

(Now you all know, I would gladly help any of my agents with any of the above...  But back to the story)

So when opportunity knocks, it is tooooooo late for preparation...  Or when opportunity knocks, a lack of presentation can make it impossible for you to open that door of business.

If you played the piano, when do you get paid to play the piano if you are a paid musician?  Yup, when you perform!  So you practice day in and day out to ensure that you will be at the top of your game when it comes times to show the world how awesome you are...  You might even push yourself harder to be better the next time you get a chance to play for a crowd...  If you did not practice at all for one minute, would anyone clap at the end, or would you suck?

Yup, you would suck.

So, do you think you would be able to rock your listing presentation if you didn't practice at all before the big show?  If you just showed up?  Great musicians continue to practice daily, FOREVER...  Or at least till they retire from the music business.

Take the time to master your presentations.  Whether buyers or sellers, so when you get a chance to be on stage, you shine!

Barbara - Soooo true!!  About 40 of my agents took BOLD at the beginning of the year, it was awesome!  And practicing scripts every day is key, and you are right, there is a script for everything!

Meridith had a great point, I too will "talk to myself" while driving. If I have a difficult call to make, I will often to write down q & a to try and be more prepared to responses and objections.

Great post. I don't know of anyone, including myself, who practices too much.

Great post, I am the broker and I could just weep when an agent tells me they have a presentation in 20 minutes and can I help them.  Why is this not at your finger tips?  Why is your presentation not on your laptap and ready to go?

Lack of preparation has varying consequences. Half of the performance is attributed to the agent's delivery. Remember a salesman who can sell a car to a blind guy? So, really depending on the agent's "skills," a half-baked presentation could suck or fly. But why risk it?

Good stuff and I agree delivery is extremely important! I have worked with many agents on listing presentation techniques and have found that using a A lot has change over the years and so has the listing presentation.
