You gotta wonder who was there last.  I couldn't believe it when I saw it.  Was a contractor REALLY that stupid? RErby The Central Kentucky Home Inspector, Lawrenceburg Kentucky FireplaceE

In case you are wondering, that is the heating and cooling return directly over the fireplace insert.

It's a fireplace that should never be used.

It has to be purely a decoration. The insert is only meant to be used with unvented gas logs.  There is no chimney.

And yes, I also noticed the missing guardrail and handrail for the stairs.

Here's what a couple of B4 U Close clients say: (Clicki the line above to see others)

I think the current owners are a little angry about the thorough inspection you did. They didn't have one done and it cost them $18K.  I, my loan officer and my agent think a home inspection is well worth what I paid.

Nathan, Morehead, KY Inspection  (20101012B)

Thank You for the outstanding job you did on the inspection.  We bought and sold 9 houses and this was the only inspection that was ever done properly.  It was helpful and we will use it to do the repairs with a system, instead of the guess work we usually do.  Thanks again

I'm speechless that anyone would do something like this.  Where do they come from?

Erby, Fireplaces are usually more decorative with fires in them!  That installation takes the cake.

Erby, don't get me started on architects.  As an Organizer, I am constantly griping about the lack of storage space, the poor layouts of homes and the placements of utilities in relation to functional areas like cupboards and closets.  I hope I don't offend anybody but I wonder sometimes what they are teaching in architect school these days.  I don't know squat about home design, architecture or engineering but even I can look at that and tell there's something terribly wrong. (ok, done with my soapbox now!!)

What can I say Jim, what can I say.

Shanna.  Architects should have to actually go out and build the stuff before they start their designing career.  It'd change their ideas a bit.  But in fairness to the architects, I doubt one was involved here.

Erby,

Wow.. if that fireplace was meant for decoration, then the person decorating didn't have a clue what they were doing... I think that may be the craziest place I have ever seen a FP... And to further top it off putting the return there above it looks even more decorative (not!)  lol... people are strange!

Hi Erby - That is an unbelievable photo.  It reminds me of one of those puzzles:  what is wrong with this picture?  I'll bet you hardly knew where to begin in writing your report!  I wonder what the rest of the home was like!

Sheila:  Wouldn't be the first time the decorator didn't have a clue!

Dawn:  I don't think they were thinking.

Susan:  The rest of the home was pretty dang nice.  Something like this is easy to write.  DON'T USE IT! AIN'T SAFE!

Decorative is supposed to be pretty right? Someone really missed on that one, but this is why some states and cities require permits.

Yeah, Todd.  Permits.,  But it helps if the code inspectors actually get out of their car and go inside to get their little white envelopes.

Well Wilbur, the average homeowner just doesn't think the same way inspectors do.  Most of them are about the pretty, not the funcitonal.
