Sales Volume and Market Activity are Down – Average Sales Price Increases

Wakefield’s new listings for November – unchanged when compared to 2009’s MTD listings.  There are 180 homes actively listed, with 137 on the water or water front access.  Back on the market listing are down, pending sales are down, contingent sales are down, expired listing are down, withdrawn listing are down, days on the market are down, sales are down… reported Average Sales Prices Increased 151.6% over last year’s MTD activity.

2009 vs. 2010 November Residential Market

• Market inventory was unchanged with 13 new listings reported
• Back on the market listings were reduced by -41.6%
• Available properties under contract decreased -50%
• Contingent Sales decreased -33.3%
• Listings that expired prior to a sale or transfer decreased by -19.3%
• Properties withdrawn from the market unchanged with 3 reported
• Properties that SOLD were down -28.5%
• Days on the market were reduced by -31.6%  or 69 days
• Average SOLD price increased by +151.6%

• Market inventory decreased by -30.4%
• Back on the market listings were reduced by -22.2%
• Available properties under contract decreased -53.8%
• Contingent Sales decreased -60%
• Listings that expired prior to a sale or transfer decreased -2.4%
• Properties withdrawn from the market increased by +33.3%
• Properties that SOLD down -37.5%
• Days on the market were reduced by -9% or 19 days
• Average SOLD price increased by +152%
