A brief comment on the market: With all the news focus on the down housing market, Kelly wants to make sure that you have a true understanding of the O.C. big picture. Though the # of sales are down in the O.C., the average home prices are staying fairly stable in the O.C. (Avg. price for July was $720,000 up from June and July last year). The most affected areas where we are seeing issues is in the Condo market though for July this pricing was up at an average of $472,000.
We hear in the media that buyers can not get loans..... If you have a credit score of 680 and above along with some money to put down, and maybe even a little seller assistance you can get a loan. Who is this affecting the most, the first time buyer or consumers who are trying to buy over their means.
Move up buyers are not being as effected as they generally have equity available and not in such a cash crunch.
