The real estate market in the Denver metro region has 31,000 homes and condos on the market.  It could never be a better time to purchase a home, interest rates are low and there are many homes from which to choose.

Learn so you understand the process of buying a home

A home purchase is not an event to take lightly.  The best way to go about learning how to purchase is to take some time to study the process of buying a home. Online you are able to begin your research by reading.  As you filter through the material, write down any questions you might have.  If you find they aren't being answered in your research, you can always pick up the telephone and call a Denver Realtor/broker. 

In Colorado, all real estate agents hold broker licenses. So don't be too impressed when you meet a "broker".  The time to get impressed is when this person takes the time to answer your questions, without pressure or bias. Most professionals offer consultations to home purchasers. At a consultation you can get to know the broker, ask any and all questions you may have and learn about the home buying process.

Realtors do more than just show houses

Like any good teacher a Realtor will ask questions of you, to try to better understand your needs.  Many buyers get very focused on finding a home and forget  other issues that are important.  In the Denver metro area there are many great neighborhoods with different characteristics.  If you are not new to the area, you may already have a very good idea where you want to live.  Newcomers from far away may not know where to start. Consulting with a Denver Realtor is the best place to begin.

Buyers seldom buy exactly what they expect.  That sounds strange, but it is very true.  When you begin searching for a home, you will find many different choices, not just in styles, but neighborhoods and condition.  Sometimes the best way to begin is to look at a "sampling" of homes in a variety of neighborhoods.  From visiting different places you will begin to get a feel for what you like and don't like.

Once you find a neighborhood that "feels good" then you get very focused on looking at everything that is available in that area.  By doing this you will become very experienced in pricing and knowing your own personal tastes in housing.

People who come from different parts of the country find it necessary to keep an "open mind" when relocating.  Housing styles vary from coast to coast. Expecting to find the same thing here most likely is unrealistic. So think in terms of size, price, age, neighborhood and distance to work.  Let the Realtor help you fit those requirements with the type of housing we have available.

Nice job explaining the buying process from both the buyer and agent perspectives. 31,000 sounds like a huge inventory, definitely a lot of options for buyers. Is that all resales, or are you including new construction too?

Excellent tutorial!  I agree with John, when I read 31,000, I did a double take, but I would guess Denver is much bigger than the areas I work in.

John ~ that number is taken from the MLS.  Most new home builders do not include their inventory in the MLS.  The amount of homes we have on the market is 10% more than this time last year.

Sharon ~ buyers who arrive from other parts always make me smile when they want exactly what they have.  I want to ask, "why are you moving?"  ;)

Ann ~ Yes we are in a big area.  Our sales have only slowed slightly.  We are seeing more properties come on the market than normal.

I have been sharing the "no better time than now" with recent buyer prospects who said they want to buy something in the spring.

Most are re-thinking their timetable once I present what you have shared here about low rates and high inventory equals big time buyer's market.

Christine ~ the market will always be doing something, going up or down.  If a person is in a position to purchase a home, why wait?  Now is such a good time with all the inventory and the low rates for home mortgages.

Rob ~ Waiting for spring just means more competion with other buyers and less to choose from.  It doesn't make sense to me to wait if all other systems are "go!"
