You have a listing presentation...what do you offer buyers?  Many of us have spent considerable time organizing our listing presentation and then tweaking it through the years always bent on making it even better.  Why?  Because we know that it can make the difference between getting a listing or not.

So what about a great presentation for potential buyers.  Do you have one?  I really don't.  I pull together a few pieces of marketing material, information on Lake Anna, a map, etc. but not a plan that spells out what I propose to do and how I'll do it.  Well, of course I hope to help them find a property to buy.  What I do not do is spell out how I am going to do that.

Perhaps it is time that I come up with a plan IN WRITING.  I certainly have one but where is it?  Sure, the answer is in my head.  I know it is there but my prospective purchasers can not read my mind but they would know what it was if I put it IN WRITING.

So here goes.  I'm going to work on my SELLING PRESENTATION.  How about you?  If you have one and would like to share it with us I imagine there are many others that would love to have a look.  If you do not you might get lucky (like me) if some others will share theirs with us.

If you do not have an entire presentation, do you have any suggestions you'd like to share?  Perhaps if we receive enough we'll have one before we're through.

Just as we try to stand out from other agents when we meet with potential sellers, we should think of ways to appeal to buyers.  Certainly, in this day and age, our web sites and our blogs are often our first introduction.  However, there are times that we might be taking floor duty (or as my broker likes to call it "opportunity time") and we begin working with someone that knows nothing about us other than we are the ones that got up from behind the desk and introduced ourselves.  What comes next? 

It is also possible that one half of a couple has done their homework on the Internet but the other half hasn't.  It's nice to have something to hand them that provides some indication of our experience and our work ethic.

A while ago I prepared a "How Wonderful I Am" (believe me, I say this jokingly...but I sort of mean it) double-sided 3,67" x 11" card stock handout.  On one side it has my photo and a synopsis of my real estate background.  On the other side is information on Lake Anna and contact information.  This is one of the items that I include along with the map of the Lake Anna area and other items I mentioned up above.

Now to get started on my plan...help if you'd like.

Hi Bob...No scripts for me!  I've been a REALTOR since 1986 and have never relied on them sure won't begin now.  However, in the past I have prepared a list of things I propose to do for my buyers and I need to get back to that.

Kathleen - Great suggestion.  A couple years ago I had a young couple contact me for a buyer's agent interview.  It was the first and last one I had to do.  I rarely have someone ask for an interview but, this young couple had been reading about how to choose a buyer's agent.  Well, I got the job and they were a delightful couple.  I can see this becoming something we do more often in the near future.

I had thought of something like this last year, when Bob put on that Series challenge.

However, because each buyer's case is different in so many ways, I thought that the best selling presentation would be one that informed them of all the steps they need to take in order to buy. Hence, my Buyers' series.

I haven't thought of condensing it into a attractive, easy to hand-out format. It is something to think about, however...

Kate, I don't have one for buyers but I have a listing presentation one.

We do give our out of area, buyer clients a packet with basic information on Ann Arbor and the surrounding area's., Chamber directories, etc.

But............

fantastic idea!!!

Kate, our broker was just asking about this within the last month. I think our company is going to be developing one over the next year. I love the option of print or computer or both because the comment that all buyers are different is so true.

I have handed Buyer packets to some buyers who really looked interested and to others who looked at me like deer in the headlights! So the deer in the headlights people kind of discouraged me from keeping up with it...but you are correct. Buyers come in all types - the ones who have everything nailed down from internet research to the ones who want us to hold them by the hand and walk them through the process. Being prepared covers both extremes and I don't think you can ever give someone too much information. Great topic and as often happens, the discussion in the comments so enriches the post. :)

I have a buyer for folders.  I have a my buyer's helper which has a form for them to think of 9 things they can't live without and 9 things they can't live with.  It also has the broker buyer agreement and a list of potential types of turbulence in a real estate transaction.  I also have potential properties based on our initial conversation/emails. 

Then at our initial consultation, I'll tell them a bit about how I work and ask them questions about what's important about buying to them, and go deep with this rather than just taking the first answer.

Great post! I have several components that I use to build the presentation for the specific client (are they first time buyers?, relo?, etc) Ask a few questions, sit them down with something to drink, go get the $5 folder with printed sheets and pull out the ones that don't apply.

I go through it with them, page by page, hitting the highlights and answering questions. The whole process is there, beginning to end.

Hopefully they leave informed, prepared and thankful that their TEAMMATE took time to explain the game plan to them!

Kathleen, good topic for thought.  I do not have anything in writing, but one would be nice.  But I will say that I like to treat potential buyers as friends, talk to them as if i am talking to family.  I think it helps make the connection.  John

Man this is a great article and so timely.  I was just thinking the same thing.  It is important to lay it all out for a buyer so they understand exactly what you are doing for them.  Great and timely post.

Hi Kate,

As others have said...you start with the questions....you do not want to go through your presentation to a first time home buyer if they have purchased many homes in the past.  I have a 50 page booklet that I put together, some pages go in, some don't, depends on the buyer.  I do use a presentation agenda, not all of it, maybe some of it, however it is a canned presentation that is paraphrased on the fly.   The "Buyers Bill of Rights" signed by us goes out to every buyer, along with this booklet, that I think is important.  Again it depends, on who the buyer is, and what level they are at....I would be happy to forward it to you.
