Home sales shifted in the Encinitas real estate market with a decrease in sales across the board.
There were 29 homes with a Contingent status at the end of November (i.e., short sale and foreclosure homes having offers that are being considered by the lenders), a decline from last month. These homes are considered Active and are included in the overall active statistics.
For November 2010 the Encinitas real estate market saw essentially no change in inventory, with 270 homes for sale at the end of November (versus 268 last month). This represents an inventory of 10.7 months for attached homes, up from 7.4 months last month, and 7.1 months for detached homes at the current rate of sales, up from 5 months in October (based on a 6-month period), another decline.

67 Encinitas homes came on the market in November compared to 62 last month (dup 8%); the number of homes declined, 32 as compared to 38 last month (down 16%).
These data are based on information provided by the MLS for homes that went under contract in the last couple of months.
