My broker recently combined offices and cut way back on floor time. I used to love doing floor. Open houses don't seem to be giving me any leads. My internet leads seem to be flakey--people who want to steal things or look at lots of way cheap stuff. How obsolete is floor?
I still think it can get leads, but only if you get lots of walk in traffic or calls. Is your office in a good location? Are people calling when you are there? If not then it is a great time for getting caught up while waiting to see if a possible lead may come in.
I wrote a post earlier this year about floor time and my thoughts about it being obsolete. The strange thing is that I have kept on doing it because I've gotten some new leads. I have a listing right now that came from a floor call and a buyer lead that may lead to something.
Maybe I just got lucky, but with the market being so slow, why not do floor time while working on some other things.
It seems to make sense if you can schedlue the time in a productive manner. Every bit of exposure counts.
I havent had floor duty in years. With the advent of cell phones and my advertising channeling callers to my cell number, I dont feel Im missing too much. I almost feel like floor duty is equivalent this day and time to having an open house. It isnt the most aggressive way to use my time. Im not saying there is anything wrong with either as some people really do well with this type of lead. However, for me, Im more successful without floor duty or open houses. I feel like in both instances Im waiting to hit the lottery........I feel like Im sitting and hoping something good will happen. Id rather be out MAKING something good happen than sitting and waiting. Im sure it varies in each area, Im just speaking of the area I work as many serious buyers in our area are on the internet calling an agent directly rather than just randomly calling into our office.
The issue with floor is nationwide it gives you about a 3-4% closing ratio....that is a lot of calls you need to sit through to get a few potential buyers/sellers
