Princeville Kauai condo (and house) + short sale update for the week of Nov 28th to Dec 4th

We're seeing more people coming back to the Island as we head into the holidays. This week 10 condos came on the market Island wide and 6 came back on the market. On the negative side, 3 sold, 3 went into escrow, 2 expired, 4 were withdrawn and 1 was temporarily withdrawn for a gain of 3 additional units. As for houses, there was a lot of activity, with 17 new listings and 9 that came back on the market. The activity, however, was on the other side with 9 going into escrow, 16 sold, 6 moved to under contract and 5 expired for a nice reduction in inventory of 10 homes. I'm hearing of more and more buyers that started out looking at condos then switched to houses once they saw the pricing. Certainly seems to be the case this week. Ka'iulani 72 returns to the market priced at $899K after being previously listed from 2/08 to 4/08 for $1.295M. This unit sold for $857,270 in 4/07. Cliffs 1107 is priced at $226K this time, having been previously listed from3/08 to 3/09 for $475K. Although currently a leasehold unit, the seller is in the process of buying the fee to convert it to fee simple. The unit was purchased in 2/04 for $205K as a leasehold property. Plantation 1611 was listed from 9/06 to 4/09, starting at $649K and reducing to $599K when it was withdrawn. Purchased in 4/06 for $470K, it is a new listing this week with a list price of $441K and is not a short sale.

Pu'u Po'a 102 is back on as a new listing priced at $999K after selling in 5/05 for a hefty $1.4M. Of course, back then, that seemed like a really good price. This unit was previously listed from 6/08 to 7/09 for $1.595M when it expired. Interestingly, prior to the current owner purchasing this unit, it was listed from 11/03 to 10/04 for $859K which is not all that far off from the current price.

Short sale Hale Moi 215 is unfortunately back on the market after going into escrow on 10/28 priced at $265K. This unit sold for $425K in 8/04. Another short sale joins Hale Moi in returning to the market, and that is Nihilani 6A priced at $449K. Purchased in 2/07 for $770,080, this agent owned unit went into escrow on 11/6 and is once again available. Short sales are not easy: they require a buyer with a good deal of patience and the ability to get financing.

Emmalani Court 524 which sold as a short sale in 6/09 for a very nice $380K went into escrow while priced at $525K. This unit was upgraded by the previous owners and may yield the current owner a net gain on the sale!

Sandpiper 206 finally closed for $240K while listed for $249K. This unit sold for $114,500 in 11/99 and is one of the few units that is not a short sale. Also closing this week is Sealodge H1 which sold for $560K in 8/05 and was foreclosed on by the bank in 7/10. It sold for $270K cash while listed for $269,900.

The highly upgraded Mauna Kai 10A which sold for $289K in 8/03 was withdrawn after 214 market days priced at $355K.

As for price changes, Ka'iulani 8 sold for $1,939,420 in 3/08 and reduced from $1.910M to $1.8M. Nihilani 23C, a Mahina unit purchased from the developer in 11/06 for $890,579 went from $444K to $429K. Emmalani Court 415 was priced at $479K and dropped to $449K this week. This unit sold for $610K in 5/05 and is not a short sale. The final price change is an adjustment up for Sealodge H9 which sold for $745K in 7/06. Since it is in escrow I suspect the price adjustment is to bring the list price in line with the sale price - but we'll have to wait until it closes to see if that is the case. H9 went from $349K to $375K but at either price, it's a killer deal for this penthouse unit with no common walls and fabulous ocean views.

3887 Punahele finally closed at $680K after 863 market days. This home, which sold for $1.475M in 12/06, intially came on the market at $1.75M then started it's downward journey until it finally went into short sale territory.
