Before heading to my husband's corporate Christmas Party on Saturday, I showed another rental to yet another Short Sale Seller. 

A word to the wise, if you are going to be a Northern Virginia Short Sale Listing Agent, you should also take the time to help the Sellers find their next homes, which are rentals.  I have no issues with rentals.  One-hundred to three-hundered dollars here and there adds up.  More importantly, I love helping my clients no matter what their real estate need.

This particular Short Sale Seller mentioned an off the beaten path neighborhood where he was interested in living.  It was a very small neighborhood and odds were against him. Thankfully, he entertained a much broader area, just preferred that one neighborhood.

Well, the one and only rental that was in the entire search area that met his rental price range and took pets (he has two dogs) just happened to be in his preferred neighborhood.  We submitted an application with all the appropriate funds and paperwork and anticipate a positive response by Monday or Tuesday.

Chaulk it up to another Christmas miracle..him finding a rental in the one, small neighborhood of his choice.  I love it when things work out.

Good work Chris. Are your short sale sellers having any problems getting rental applications accepted when they have missed mortgage payments?

Good luck with those renters, my owners don't understand that half of our market is a seller who foreclosed or who has been through a bankruptcy!

Marcy:  Not at all. I recommend they write a letter of explanation accompanying their application as to why they can pay the rent, but couldnt' pay their mortgage.  Sometimes they are asked to pay extra security deposit, but I prepare them for that probablility.

Jen:  Our landlords undersatand it pretty well.

Susan:  It has.  Rentals don't last long.
