I love working in the winter! Honestly I love it!
In most years, my business tends to do much better in the fall and early winter than in spring and summer. This is counter to normal market behavior in my area (Minnesota) because most buyers do not want to view homes in the winter and sellers find winter to be a waste of time due to holidays, school age kids on break and of course the temps and because their agents tell them there is nothing happening due to these issues. I have found my buyers have been very happy and very excited to purchase in the winter for the following reason.
1) Prices are better for buyers!-There is less competition for both buyers and sellers. Buyers are more likely to find a home and not have to deal with multiple offer issues and in the case of REO properties sellers/banks more likely to negotiate on price. Sellers typically have less competition as many properties expire or are cancelled around the holidays leaving them to not have to dodge constant price reductions forced by neighborhood competition.
2) It's easier to see homes when scheduling showings due to the lower number of buyers out looking.
3) Mortgage Brokers, Inspectors, Etc. sometimes like to or are willing to offer discounts when in slow periods.
4) Mortgage Brokers, Inspectors, Title Closers have more time to work on buyers files, set up inspections and scheduling closings, thus making the process much more convenient for buyers.
All in All, I prefer the fall and winter season to the spring summer market. Weather is generally not as bad as everone thinks and you can schedule around extreme tempurture changes or snow storms.
