The number continue to grow with a 35% increase of sales in Nov 10 compared to Nov 09. There were 65 sales this past month compared to 48 this time last year. This is dramatically higher than the all time low found in Nov 08 when there were only 29 sales for the entire month! 07 saw 51 sales, with 81 in 06 and of course, 05 is always the high point with 129 sales in November. Year to date looks pretty good for 2010 with 642 sales which is a 45% increase over year to date 09 with 444 sales. Year to date 08 saw 548 sales, 07 was 853, 06 was 1431 and good old 05 was at 1672.
For this month, the sale were mainly residential with 40 single family home sales, 7 land, 17 condos and 1 commercial property.
Nov 10 is down on sales volume with $37M in sales which represents a 21% decrease from the $48M which changed hands in Nov 09. Year to date, however, sales volume is up going from $287M in Nov 09 to $345M in Nov 10 which is a 20% increase. Even 08, with it's low number of sales, is up in the sales volume department with $443M - but it's still a 40% drop from 07 which had $740M in sales. Of course, 06 and 05 topped everything (as always) with $980M year to date 06 and $1.124B for year to date 05.
As for the median price - it's up or down depending on the type of housing. For residential Nov 10, the median price is $452,500 down from $558,000 in Nov 09 for a 19% decrease. Median condo price is up with $390,000 compared to $300,000 for Nov 09 for a 30% increase. Year to date 2010 saw residential median at $475,000 which is up slightly from year to date Nov 09 of $453,000 by 5%. Year to date condos were at $365,750 while year to date Nov 09 was $392,500 for a 12% decrease.
