New Real Estate Laws in California - 2011
Effective January 1, 2011 there are new requirements for smoke and carbon monoxide alarms. State code, and many municipal codes, like Palo Alto's, will require:
- carbon monoxide alarms in most dwellings that have gas burning appliances or attached garages
- photoelectric smoke alarms
These will be required at time of sale or transfer of title, and in all rental dwellings.
In new dwelling units and remodels where work exceeds a $1,000 valuation:
- photoelectric smoke alarms must be installed at each level, and in each sleeping room
- when gas burning appliances or an attached garage is present, carbon monoxide alarms must be installed on each level and immediately outside sleeping rooms
