HAP – Homeowners’ Assistance Program is Working in Seattle and Tacoma, Military Members Getting Help and Receiving HAP Benefit Checks



 

 

 

I have successfully closed 11 HAP transactions in the last 9 months in the Seattle and HAP LogoTacoma area.   HAP is writing checks and Miltary Members are receiving this great benefit.

 

It’s interesting that each sale begins the same way.  First off the selling agent, the agent representing the buyer, calls me and asks what is this Homeowners’ Assistance Program, and that they’ve never heard of it.   I have only had one agent call me on a listing that had even heard of the HAP program.  So regardless of if I was selling in the Seattle and Tacoma area or anywhere else my response is this.

 

 

 

The Homeowners Assistance Program or HAP is a Military Program handled by the Department of Defense and the Army Corps of Engineers.  It is designed to help Military Army Corps of Engineers LogoMembers who have received orders to move, and are upside down in their mortgages.  The two most common benefit scenarios are Government Acquisition where the home is purchased by the Military, and sold to your buyer, which takes about 6 months.  Then there’s Private Sale Mortgage Augmentation where the Military Member comes up with some money, but HAP sends a check to escrow for the difference.  This Homeowners’ Assistance Program benefit scenario takes about 60 days for the check to arrive.

 

 

 

 

 

This is NOT a short sale.  The buyer secures the property, and doesn’t have to worry that the bank will say no.   HAP has approved the Military Member, however to complete the whole process and offer needs to be received.  The last part of the approval process that happens is that The Homeowners’ Assistance Program approves the price.  They don’t want to write a check on a property that’s been sold for less than market value.  My expertise in the Seattle and Tacoma area along with HAP will prevent this.

John-congratulation with your success with HAP.  I've closed 20 HAP transactions this year and have another one under contract.  Since the program was approved I've never had one take more than 90 days.  I had 5 that went under contract before the final guidelines that took longer but the owners went out on a limb hoping the program would be approved.  If you ever have a contact from a family with a property in Northern Virginia I hope you will give me a call.
