Eight days into December and I feel I can't catch my breath.  Today, a Counter Offer from ASC on a Short Sale I am working with them.  Along with the very reasonable counter offer came a note that nearly ran my temper off a cliff:

We'll need to know that the second trust is okay with the amount stated on the HUD.

Normally, that would not come as a shock.  Freddie Mac loans, for instance, need second trust approval before they will process the Short Sale on their end.  However, this is an ASC double header (first and second trust)...a completely unknown entity to me.  So when I started the Short Sale process with them, I gave them both ASC loan numbers and was assured by two different ASC Loan Servicing employees that "both loans will be handled by the same negotiator."

NOPE.  That is incorrect. 

So today I am getting the second trust package together and sending to the Wells Fargo Home Equity Short Sale Department. For future reference, not only do ASC first trusts get handled by Wells Fargo Mortgage, but ASC second trusts get handled by Wells Fargo's Home Equity side.  So it begs the question, why even bother having ASC's initials on the mortgage statements?  

As I gather the paperwork to send to Wells Fargo's Home Equity side, I am burning a Christmas Cookie scented candle. Nothing calms the last nerve of a Northern Virginia Short Sale Agent like the warm smell of vanilla.  Ahhhhhhhh.
