Home Sales Trends in Dallas, Texas - October 2010

October 2010 was a mixed bag of information for Dallas home sales.  There was a sharp dropoff in unit sales to 2,928 in October 2010 vs 4,150 in October of 2009.  There was a nice rebound in the average home sales price up to $209,000 which reflects some additional sales activity in the upper-end segment of the market.  At current sales levels, there is about 7.1 months - or 26,000 listings - of available inventory.  Most real estate professionals will tell you that a healthy real estate market has about 6 months of available inventory.

The chart at the bottom shows monthly sales in 2010 vs the same month in 2009. This clearly shows the accelerated sales activity in the first 1/2 of the year due to the homebuyers tax credit and the corresponding softness in sales in the back half of the year as the tax credit expired.  Year to date 2010 - there have been 36,117 homes sold in Dallas vs 38,713 during the same time period in 2009.  The median price for a home in Dallas as of October 2010 is $156,000 as compared with $153,000 in October of 2009.

The Dallas housing market continues to generally outperform almost all housing markets in the US.  Between the health of the housing and job markets, it is really clear why there are so many individuals and families relocating to Dallas.
