Single Family Homes and Condominiums On Market


At the end of November, there were 83 single family homes for sale in Canton, MA. This is a decrease of 10% since the end of October. That change is not so surprising for this time of year. A large number of people tend to start focusing more on the holidays and less on buying or selling a home after Thanksgiving. That focus and the increasingly cold weather contribute to the slow down of the market.

However, it is still an excellent time of year to buy a home in Canton, MA as interest rates are low, and you may be in a better position to negotiate on the price if the home has been on the market for a long time.  Of the 83 single family homes for sale 7 have been on the market for more than one year, two have been on the market for more than two years and 27 have been on the market for more than 6 months.

The average list price for homes for sale in Canton, MA at the end of November was $647,349. Surprisingly, the average list price of these unsold homes has seen almost no change despite the increase in the average number of days on market to 155. Hmmm...

In the condominium market, there has been little change since the end of October. There are still 57 condos for sale with almost no change in the average list price. These unsold condominiums have seen a 15% increase in the number of days they remain on the market, now at 129 days.

Single Family Homes and Condominiums SOLD

There were 10 single family homes sold in November, a 50% increase from October sales. The average sale price decreased by more than 37% to $396,780 from October's average sale price of $633,000. This price difference was fueled by the October sale of 80 Colts Crossing for $1,140,000. Without this sale price in the mix, average sales prices would have shown a decrease of about 21.5% from October to November. The average number of Days on Market for these ten homes was 135.

So, the average sale price in November of $396,780 is more than $285,000 less than the average list price for the homes that didn't sell as of last month.

In the condominium market there were 6 units sold in November, also reflecting a 50% increase from October condo sales. The average sales price decreased by about 23% since October's average sales price.
