How many houses are TOO MANY to show in 1 day to 1 buyer?

YESTERDAY I HAD A CUSTOMER EMAIL ME A LIST OF 10 HOMES THEY WANTED TO SEE TODAY. THE QUESTION IS.......   HOW MANY HOUSES ARE TOO MANY TO SHOW TO ANY 1 BUYER IN A DAY?


My first instinct is that is way to many houses to show anyone, upon pulling up the listings, there are some distinctive differences in what he wante dto see, new houses, old houses, houses that need fixing, houses that are all fixed up, some with garages, some without and some large and some smaller. The price range varied $60,000

My first thought was they didnt even read the listing sheets nevermind drive by the listings i gave them to narrow down "a few" to see. So i got him on the phone and started asking. Did you drive by the listings i sent? NO... (thinking to myself... thats what i thought). I let him know that these would probabily be too may to see in one day, that we should narrow down what we are looking for before heading out to view the interiors of all these houses. He was not happy, He told me he didnt want to read about them , he wanted to see them and narrow them down by seeing not by reading. I thought this is an unreasnable request but how can i accomodate him without upsetting him.

I told them that is uusally not how things are done, i could come over or he could come to my office, lets look through the listing sheets individually, most have at least 10-20 pictures online to view and some have virtual tours. A couple hours later he called to apologize after seeking advice from his family, friends and coworkers, he told me that no one said he was reasonable and that he apologized. He had the day off and thought it would be a fun way to spend the day.

In general All buyers are not the same, some can see more houses than another set of buyers while other buyers dont want to see more than 2 houses.

On average I dont like to show more than 3-4 houses to any one buyer in a day. Any more than that the houses get all mixed together.  When i first meet a buyer it is better to show less houses to get a better idea of what they are looking for so if they dont like the first 2 i can readjust my search and better located what they ARE looking for.


I think it is important to have a good level of communication to what a buyer is looking for, i ask alot of questions up front or what they like or dont like and what they need, what they want and what they dont want. This helps me narrow down their searches.

Did you know that the high end stores teach their sales people that customers should not smell more than 3 or 4 scents at one time?  The Reason?  The brain cannot tell the difference after a few sniffs...now, how does that relate to houses?  I think houses DO run together...even for seasoned agents, the features can get blurry when you are showing that many in one day.

I think it depends on the buyer as to how many...an seasoned investor could easily go through 10 in a day, a buyer who wants to see everything in each house and keep each one on the list?  3 or 4 might be reasonable.  Good luck Soctt.

I agree with your 3-4 per day.  Anything much over that is overload for them and you.

I agree with Rene....depends on the buyer...if it is relocation I will show more...if not then it is definitely less!   And you were wise to want to narrow down what he actually wanted.   A good script i use is that I want to show you "The best of what you are looking for"  help me to narrow down the search so I can show you the best for you....if we dont' find what we want from the Best then we will go to the ones that are less suitable.    When they hear "the best" several times they realize that you do have their "best" intersts at heart!!

I seldom show more than 4 in a day. After that it all become mush to them, resulting in NO SALE.

I try to show 4-5 homes max... lately i have been showing 1-2 homes at a time only, as they see pics online and even drive by some and eliminate...

Of course these are serious buyers and are willing to work with me....

i tend to agree, but it is not a hard and fast rule.  some buyers insist on getting a "full day" and seem to be disappointed with only 3-4 houses.  if you have to show many homes, try to show the one that will knock their socks off first.  that way, it doesnt matter if they remember the others, so long as they remember the best one.  then, take them back to see it again at the end

I try never to show more than six at one time and with that I like to line up some vacant homes at the end so if I noticed that they were getting "blurry" we could pass on them and not have to worry about cancelling with the seller. I like to print up a buyer tour from the MLS that shows the pic and map location of each home and at the end of each showing ask them to right down important things about the home...which one was better..house one or two, etc. and why. Of course if they are out of town, it will probably be more homes.
