Flat fee does nott seem like a good idea for anyone inclusing realtors. Real estate is based on service.
Flat fee is not good for anyone, I agree. I have seen a lot of people submit flat fee listings and spend $500+ for 6 months and get nowhere and then have to pay more money as commission to an agent to get it sold. If you want to sell your home, use a professional. Stop thinking you can play doctor, lawyer, etc.
The new limited service model will have a significant impact on pricing even if not everyone goes along with it.
Stephen ~ Flat Fee brokerages can be just what the seller is looking for, but I think most will realize that they need more services for the process. The idea of a menu of services gets thrown around often, but I think it will hurt the seller in the long run. They'll ration their services to save a buck and then we'll have to make the business decision whether we offer additional services for free once a transaction gets moving. Flat Rates and Limited Service Listings will always exist and will provide a needed service for those seeking the minimum. As for me...I can't provide less than full service. I'm getting judged by the job I do and I want to have control of the processes on which I will be judged.
Thanks all for responding. My post was merely to outline the benefits of using a full service brokerage. I have seen and watched the proliferation of discount brokerages here in our country and am confident that the value of a Professional Realtor will always be needed. I continue to stand by my service and business acumen to march with the changing times.
Most people do a much better job after they have done something a few times. The problem trying to sell your own house is that you are going to make a lot of mistakes the first time.
