As a Realtor in a challenging market, kindlybring me BUYERS who understand there are two kinds of properties they can buy .
• Distressed properties, such as short sales where, if you are don't mind being patient you can get the property for below market valye
• Properties priced by their sellers based on recent SOLDS in their area. Santa, please make sure that buyers understand that these are not distressed proprties, they are priced, based on real data so to lowball an offer is wasting everyone's time - including theirs.
For my SELLERS Santa, please get them to understand the market, in our areas - southeastern PA and northern Delaware is headed toward the South Pole - pricing trends are NOT warming up so if they are serious about selling, let them know to listen to their realtor about pricing ahead of the market, i.e. below the competition to be perceived as the best value.
If you could do this for us Santa, the housing market - not to mention the quality of life for those involved who be so much better.
