NICHE MARKETING...WHAT ARE THE DANGERS? I am writing this post to open up an in-depth discussion of the responsibility of selling and listing in a Niche Market---your Niche Market to be exact!

I had a very interesting question asked on one of my older posts and I want to address this issue since some people feel it COULD possibly present a problem for any agent if they are too focused on selling in a certain "niche" area.

The concerns:POTENTIAL DANGERS THWARTED

  1. If you are selling properties in one area such as in a Niche market, are you "steering" buyers to buy in that area?
  2. If your buyer asks to see houses in another area outside your Niche market, are you miss-representing your skills and knowledge of the area?
  3. How do you handle a seller who contacts you and wants you to list their home as an exclusive when is outside your Niche market?
  4. Do you make sure to let the buyer or the seller know that you are not an expert of a given area outside of your Niche Market?
  5. Are you using the referral system when it comes to trying to list or sell in any given market that is outside your area of expertise?

These are questions that come to mind regarding our professional exposure as we take on an area and adopt it as our area of expertise.

WHY NICHE MARKETING?

I find that I am personally committed to Niche Marketing because I believe there is a need to fully inform clients and customers who may want to use my services of the areas attributes. I have chosen an area of expertise, the Village of Southampton, in order to fulfill my desire to be the source of correct history and information about a place that I love. I have adopted Southampton Village, New York as my Niche Market and am in the process of adopting 2 more areas: Tuckahoe and North Sea are both North of the Village but have special historical and ecological significance.

 

HAVE YOU EVER WATCHED as a buyer walked away from a property because you did not know enough about an area? Have seen a seller hire someone else to handle their listing because you were not convincing enough about your knowledge of an area? .....Then you know what I mean. Niche marketing is becoming more and more important to the buying and selling public.

I would love to hear from all of you here on AR to try to ferret out any possible conflicts there may be when we become the "expert" of an area and represent ourselves that way in our marketing.

Laurie: Obviously there is a difference in locals, the other reason that specializing can be important. Here, we have a well informed buyer and seller who seem to choose expertise over friends and the ever-present agents who just go for the huge number of listings in order to get business. Those agents by the way, sell everywhere they possibly can...more power to them since I see that the changes taking place right now in the business, here at least, is more and more focused on the Niche agent who has developed a reputation for an area or for a category such as New Construction.

Loreena: I see the point you make and it is appreciated. I think we all like to feel our immediate areas are our "Niche" and they are to a certain degree; however, I see many agents who want to sell or list in the Village of Southampton soon become discouraged and leave the area to those of us who have taken it on as an area of expertise. Nothing against those agents who decide to leave the Village---they find it is far more lucrative to sell elsewhere.

Michael: Thank you Michael---I find it is really gratifying to have both buyers and sellers who appreciate what I know and they also send me lots of business too!

Karen: I felt it was an important subject to get out there for a good dialogue---too many times we just think about focusing on an area but if we really understand the dynamics of the new real estate market, I think we all need to take on a Niche...don't you?

Ilyce: Good---glad you are enjoying it; I am too! This will be something that I go back to over and over again to re-read the comments, just make sure I didn't miss something! :)

Christina: Very wise, I think---when I advertise I do find that I focus that on the Village here but in many cases, I get responses to my ads that just mention Southampton in general. I ran an ad on a  wonderful waterfront vacant lot in Tuckahoe, which I ran as Southampton North and I got tremendous response...so I agree with your idea of not diluting my Niche too much.

I think niche marketing is a good thing in many ways though I also believe you can know a fair amount about several areas, and wouldn't necesarily refer out if a client moved out of a niche area if I was comfortable with the new area.

Paula, while I prefer to work a niche area, I don't steer buyers to that area. If we start in that area and they can't find something, then we'll move on to other counties. And yes, I do tell them I'm not as knowledgeable about other counties. If they are looking for something that is more than an hour away, I refer it out. Although in this current market, I would probably take just about anything right now.

Niche marketing makes sense.  It creates expertise and generates referrals.  Most people who make really big money are specialists, not generalists.

Christine: Bingo--I always try to work with a client but when I am in over my head with lack of knowledge of comps etc.....I am mor ehan happy to  refer!

Tammie: I know; it is tough out there so there area lot of agents doing that and maybe even becoming expert at other areas they may not have ever wanted to do before.

Kate: You are correct; until I started to really study an area and take the specialist position, I did no tdo as well as I have been doing since!

Paula:  Good topic.  I specialize in country property which is definitely an area where specific knowledge is beneficial to clients.  The internet has broken down barriers to  agents who want to sell outside their immediate market but I think it has also led to poor representation of country property buyers by agents from urban areas (i.e.: San Francisco.)   Referrals are the way to go for the good of our clients.  I've referred my Sonoma Valley clients to agents in the city...it's time they started to refer their clients to someone who really understands the nuances of country properties---it's in the client's best interest!

Kirsten: I am in full agreement--the same could be said for country properties here as well--they are usually handled by non-specific agents and as a result don't get the right representation. That woud be a great Niche to develope here in the Hamtpons!!

Paula, I have a non-geographic niche-green homes- yet I will show non green homes, yet it is becoming less and less frequent since most of my marketing is green specific.

A key to success: Being honest with a client and with one's self when extending out of "the niche" (area of expertise). If the agent is capable and eager to put in the extra effort and has the necessary resources (colleagues) to assist, if necessary ... and the client trusts and likes working with the agent... then it should be a win-win.

Tom: That's why I always try to know an area that I am selling in...otherwise it becomes a lose-lose: I lose the customer and the customer loses big time!

Paula, you can still have your niche-market and still be active in other markets. Experience, ethics, knowledge is what makes a good real estate agent and I can tell you excel at all three.

Thank you for sharing your insights. Great point to show some of the downsides of it as many people don't think about that and only see the advantages. But you are right, it is very much worth it if you do your niche market right!

Totally agree! The agents who do choose to niche, sometimes fail becaues they don't re-niche!  You gotta stay ahead of the crowd!
